Lionel Victor is a Chartered Member of the Institute of Building CIOB and a Chartered Structural Engineer. The building engineering service offered is an integrated part of the project management service. During the design and construction of a building, each "SYSTEM" is meticulously checked by Lionel, in particular the critical installations and waterproofing elements.

Detailed technical minutes of meetings are prepared and circulated to all the design team and contractors and, above all, the client. The Risk Management report will highlight any deficiencies in the design early on in the building process.

Lionel Victor can officially carry out the role of the Spanish "Ingeniero de la Edificacion" in any building project in Spain.

Principle of diagnosis by lionel

Step 1 – Information Gathering

  • Collection of background information:
    • About the site, geology, drainage, trees, former uses;
    • About the present and former uses of the building and the intensity of use;
    • About the locality, neighbouring uses, climate and microclimate, pollution sources.

Gathering of information from:
• Owners, users, neighbours, local authority;
• Records, photographs, maps, newspapers and local reference library.

 



Step 2 - Site Investigation

  • • Inspect defect and surrounding construction;
    • Open up structure where necessary;
    • Take measurements (tell-tales, relative humidity, levels, etc);
    • Carry out in-situ testing (load testing, moisture content, presence of salts, etc);
    • Carry out laboratory tests.

 

 


Step 3 – Diagnosis and Evaluation of Collected Data

  • The investigator needs:
    • To adopt a logical and methodical approach;
    • To employ clear analytical methods;
    • Use a comprehensive knowledge of building construction (new and obsolete).
